How to Prepare for a Loan Application: A Simple Document Checklist

“What can I do to make the process easier?”

Fortunately, the answer is relatively simple.

A well-prepared application is a faster application.

While every lender has different requirements, taking a little time to organise your information before applying can reduce delays, minimise requests for additional documents and help your finance broker present your application in the strongest possible way.

1. Start with the basics

Most loan applications begin with a common set of documents.

Depending on your circumstances, this may include:

  • Identification (driver’s licence or passport)
  • Recent payslips (if you’re employed)
  • Bank statements
  • Existing loan statements
  • Details of your assets and liabilities
  • Details of your income (including any allowances) and expenses.

You don’t necessarily need every document before speaking with a finance broker, but having the basics readily available can save valuable time.

2. Understand your financial position

Before applying for finance, it’s worth taking a few minutes to understand your overall financial position.

Ask yourself:

  • What income do I receive?
  • What loans and credit facilities do I currently have?
  • How much do I have in savings?
  • Are there any unusual transactions that may require an explanation?

The more familiar you are with your own finances, the easier it is to answer questions from your broker or lender.

3. Business owners should prepare a little earlier

Business finance applications, or home loans for business owners, often require more information than a ‘standard’ home loan.

Depending on the type of finance, lenders may request:

  • Financial statements
  • Income tax returns
  • Business Activity Statements (BAS)
  • Trust deeds
  • Company information
  • Details of existing lending facilities
  • Information about debtors, creditors or major contracts

Every business is different, so the exact requirements will vary. Having these documents organised before the application begins can significantly reduce delays.

4. Respond promptly to requests

One of the biggest causes of delays isn’t usually the lender.

It’s waiting for additional information.

If your finance broker asks for an updated bank statement, confirmation of income or an explanation of a transaction, providing it promptly helps keep your application moving.

Sometimes lenders ask additional questions during their assessment. This is a normal part of the process and doesn’t necessarily indicate there’s a problem with your application.

5. Don’t worry if you don’t have everything

One of the biggest misconceptions is that you need every document before speaking with a finance broker.

As we explained in our article on Consumer Data Right (CDR), you can now choose to securely share some financial information electronically through accredited platforms, reducing the need to download and email multiple bank statements.

While not every lender uses Consumer Data Right for every application, it’s an important step towards making the lending process faster, more secure and more efficient.

Before applying for finance, consider whether you have:
